RENTAL AGREEMENT
This Lease is entered into on the date hereof, by and between George Residence (“Owner”) and {name-1} {name-2} (“Renter”) for the property listed as {text-3} (“Property”).
- TERM: The term of the Lease shall begin on the arrival date of {date-2} and end on the departure date of {date-3} . The property will be ready for occupancy no earlier than 3pm on the arrival date and must be vacated no later than 12 noon on the departure date.
The term of the Lease may be adjusted by mutual consent, subject to the payment of any additional fees agreed upon between the parties and confirmed in writing by George Residence.
- RENT: The total rent, payable at the time of booking. Payment should be made in U.S. Dollars or its equivalent in other currencies, as agreed upon.
- LIMITED OCCUPANCY: Occupancy is limited to the number of guests specified on the booking. If this policy is breached, George Residence reserves the right to terminate the Lease without refund.
- NON-DISTURBANCE CLAUSE: Renter and their guests shall not disturb, annoy, endanger, or create inconvenience for neighbors. Fireworks and other hazardous activities are prohibited. Noise levels should be minimized between the hours of 10:00 pm and 6:00 am. Guests must adhere to all applicable parking restrictions.
- CARE OF PREMISES/DAMAGES: No pets are allowed. Smoking is prohibited inside the Property. Violation of these terms may result in eviction and forfeiture of any deposit and rent paid. The Renter is responsible for any damages to the Property, including furnishings and household items, caused by themselves or their guests.
Renter must ensure the security of the Property by locking doors and windows when not present.
- GEORGE RESIDENCE'S RIGHTS: If the conditions and limitations set forth in this agreement are not met, George Residence may terminate the Lease and enter the Property to inspect and ensure vacating. All monies paid by Renter may be forfeited as liquidated damages.
- INDEMNITY CLAUSE: Renter agrees to indemnify and hold George Residence harmless from any claims arising from the use of the Property. This includes injuries or losses related to recreational activities and the use of any swimming pool on the Property.
- NO SUBLETTING: The Renter may not sublet or assign this Lease without the prior written consent of George Residence.
- NO PERMANENT RESIDENCE: The Property is provided for short-term, temporary use only. It shall not be considered the permanent residence of the Renter or any guests.
- CANCELLATIONS: The Renter may cancel the reservation, subject to the cancellation policy in place. Any refundable amount will be returned as per the policy.
By signing this Lease, both parties acknowledge their understanding and acceptance of the terms herein.
Renter acknowledges receipt and acceptance of the House Rules.
HOUSE RULES
➤ Check-in: 3 PM onwards
➤ Check-out: 11 AM
✔ Smoking: No smoking inside the house (₦500,000 fine/reservation cancellation). Smoking is allowed only at designated areas such as the poolside or balcony.
✔ Firearms: No firearms allowed (₦500,000 fine/reservation cancellation).
✔ Security Cameras: Tampering with security cameras results in a ₦500,000 fine and reservation cancellation.
✔ Parties: No parties or loud gatherings are allowed (₦500,000 violation fee).
➤ We do charge an early check-in fee, and another for a late check-out fee. Here are our rates below;
✔ Check-in Fee Details:
- Red Eye Arrival (7 am): 50% of the nightly rate.
- Super Early Arrival (9 am): 50% of the nightly rate.
- Early check-in (1 pm): 15% of the nightly rate, based on availability.
- Early check-in (2 pm): No charge if pre-arranged and available.
✔Late Check-out Details:
- 15% of the nightly rate for up to 2 extra hours.
- 30% of the nightly rate for up to 4 extra hours.
- 50% of the nightly rate for up to 6 extra hours.
- Full nightly rate applies after 6 hours.
✔ Security Deposit: $100 (or equivalent in other currencies), payable in cash at the property. This deposit is refundable upon checkout, provided there is no damage to the property.
